How much did that house sell for? (Feb. 9th-12th)

Many sellers are finding it difficult to put their house on the market with concerns about realizing capital gains. Instead they're opting to move and rent out their home for a year or more and move into 1031 exchange territory. This has it's own inherent issues and isn't right for everyone. What's an alternative? Seller financing. It's not as scary as it sounds and offers a kind of deferred realization of capital gains as well as interest income that can far exceed any current CD rate. If you're ready to move, you're not stuck; there are many options available to you, you just need to know what they are and I can help with that.

Prove them wrong!

Some people are telling me I may have over-bought in the refreshments department for this evening's Twilight Open house. Come prove them wrong and have a glass of wine, or sparkling non-alcoholic beverage, some delicious cheese, or some of the other nibbles I'm providing. ...but don't feel bad if "they" turn out to be right -- I only bought stuff I'd be happy to have leftover.

Oh, and you really should come see this amazing house. It's pretty spectacular and it won't last long. With two floors of open & bright layouts (three bedrooms & 2 baths on the main level, and 2 bedrooms and a bathroom on the lower in-law level), private decks off each level's front and tons of usable backyard space, you'd be remiss to not catch this fantastically remodeled modern home in Redwood Heights.

How much did that house sell for & which sold for the largest margin?

The property selling for the largest margin of asking price to sales price this week was 6097 Colton in Montclair, selling for 47% over asking. An interesting bit of history on this property is that it sold last in 2008 for $890k in a very different market. It was back on the market in 2011 for $845,000, but didn't sell. I can't say exactly when it was updated, but you can see the difference in the kitchen from 2008 to today in the pictures below. It doesn't take a lot of money for a tremendous return on the investment when it comes to home updates.
