How much did that house sell for & who's driving up these prices?

The Rockridge & Temescal neighborhoods of Oakland are selling consistently $100,000+ over asking price, which makes sense when you consider these are the two favorite neighborhoods for SF transplants. With extremely easy walkability to stores, restaurants, and transportation, it's just as good as San Francisco, but with more house for their dollars. This isn't to say it's all SF buyers coming in and pushing up prices, not by any means. Any buyer who's been in this market for over a month has seen what it takes to get their dream home and will rise to the occasion to get it, no matter where they've been living.
